Date range vs. as-of date

Reports use one of two filter types - it's important to know the difference:

What each report is for

Financial

ReportUse it when...
P&L SummaryYou want a one-page income vs. expense overview for a period - good for taxes or a quick year-end check. Use the Group by filter to see totals broken down by building or by tenant.
P&L DetailedYou need every transaction line item, not just totals. Also supports group-by building or tenant.
Income / Expense AccountYou want to see one account category in detail (e.g., just Repairs)

Rent Receivables

ReportUse it when...
Rent RollYou need a list of all tenants, their units, rent amounts, and lease dates as of a specific date
Accounts ReceivableYou want to see every tenant with an open balance. Tap the Outstanding KPI on any building or portfolio summary to jump directly to this report pre-filtered for that property.
AR AgingYou want to see how long balances have been outstanding. Columns: Current / 1-30 days / 31-60 days / 61-90 days / 90+ days / Total. Use Group by building to see subtotals per property.
Rent HistoryYou need a record of all payments received in a date range
Late RentYou want a list of who is overdue right now (or as of a past date)

Invoices

ReportWhat it produces
Next InvoiceA printable invoice for upcoming charges - hand it to the tenant before rent is due
Late InvoiceAn invoice for past-due charges only
StatementA full account statement showing all charges and payments - useful when a tenant disputes their balance

Leases

ReportUse it when...
Available UnitsYou need to see what's vacant
Future Vacancies / Lease ExpiryYou want to see which leases are expiring soon. Set the Days ahead filter (default 90) to control the window. The report shows tenant name, unit, lease end date, and monthly rent so you can prioritize renewal outreach.
Expired LeasesYou have active tenants whose lease end date has passed (month-to-month situations)

Negative numbers

Reports show negative amounts in accounting format: (450.00) instead of -450.00. Parentheses mean negative.

Access: The Reports tab is only visible to account owners and team members with the View reports permission enabled by the owner.
